We recently closed purchase on the home your company inspected for us and I just wanted to take a minute to express my gratitude to one of your inspectors, Michael Kelley.
I can’t tell you how much we enjoyed working with him. Personable, informed, and extremely thorough, Mike kept us up to speed throughout the entire process. Not only was he able to answer our questions in real time, but he explained to us why the items he was listing as concerns were important.
During the negotiation period of addressing Mike’s findings in the inspection report, we weren’t able to get the sellers to compensate us for every item flagged, but what was so valuable about Mike’s work is that it gives us a blueprint, now that we have taken possession of the property, about how to prioritize the fixes we will make going forward. The language of his report is so clean that we often refer to it directly when discussing theses fixes with the contractors and other individuals we’ve hired to do the work.
I know there are some realtors that view thorough inspections as a negative. They feel like inspectors will highlight any flaw they find, large or insignificant, in order for the inspector to cover his bases so to speak. Some realtors also feel like a thorough inspection report scares potential buyers unnecessarily, leading buyers to make unreasonable demands during the post-inspection negotiation period, which could lead to the purchase falling through…. I couldn’t disagree more.
As the buyer of the property, I want as much information as I can get my hands on. And while we were concerned with some of the issues Mike highlighted during the inspection, he was not only able to put the major issues into perspective for us, he also gave us his objective opinion that the property overall inspected very well for a house of that age. Because he was so adamant about the big concerns (in our case, the boiler/water heater and garage) and legitimately nonchalant about items that needed fixing but weren’t safety issues (a bad fixture or looseness on a toilet), it was much easier for us to feel good about his overall assessment of the property. And while he couldn’t give us referrals to address the major fixes, he did tell us the best way to go about finding various professionals that helped make getting estimates and scheduling the fixes much easier.
All this is to say we were very pleased with our experience. I’m sure you have a lot of wonderful and talented people who work over there, but Mike Kelley did an exceptional job for us and not everyone you serve takes the time to let you know how happy they are with the service. We wanted to make sure that you know how positive our experience was and how happy we are to recommend you to anyone we know in need of an inspection in the future. And please feel free to share this email with anyone up or down the chain of command — we feel that strongly about the level of work.

“I scheduled our appointment four days prior, then had to reschedule due to a snow storm. I called to reschedule on Tuesday (originally scheduled for Thursday) and they even offered to do it the very next day for me. Michael Kelley arrived on time and was very helpful and informative. We were told the inspection would take 2-2.5 hours for our 1100 sq foot home, but Mike spent almost 3.5-4 hours going through everything with a fine tooth comb. He was extremely thorough. He walked around the exterior twice and all around the roof, climbed into all crawl spaces and the attic, and tested everything. He even opened up the thermostats on the water heater to see what they were set at and to see if it was set properly. His report was extremely thorough, complete with pictures, and was delivered in less than 18 hours. He pointed out problems that need to be fixed, suggestions on how to improve things, and every potential safety hazard. Overall, I was quite impressed with Mike & ValueGuard, and I would definitely hire them again in the future.”
